Future Developments

An Ohio company that manufactures titanium alloys plans to open a manufacturing and research facility in Cleveland County, Virginia, this spring. According to state press releases, this project will become Virginia’s inaugural titanium demonstration plant and create 108 jobs over three years. Virginia competed against North Carolina, South Carolina, and West Virginia to attract this project, which will invest $82.1 million over three years; production products produced will include those used in military/aerospace applications as well as electric vehicles and 3D printing, using 100% renewable energy production processes.

As the initial step in developing Titanium Park, BBO supported Hamilton Airport by rezoning 117ha surrounding Hamilton Airport as an Airport Business Zone within the Waipa District Plan. BBO provided support based on evidence showing commercial activity could support this site. Zoning played an essential part in its successful development – signaling land around Hamilton Airport would remain available for future development needs.

BBO was able to obtain subdivision consents that allowed for flexible lot sizes and shapes that meet market demand, an essential feature in Titanium Park’s successful development and key to its rapid response time to changes in market demand. Furthermore, wastewater connections were installed at the site for future growth demands that will prevent an off-site treatment plant from being necessary.

Waikato Regional Airport Ltd and McConnell Property turned to BBO for support when developing Titanium Park. This project involved rezoning land near Hamilton Airport as an Airport Business Zone within the Waipa District Plan and creating a Structure Plan governing development and roading arrangements. BBO played an instrumental role in making sure local and State Highway road networks could connect cost-effectively with Titanium Park due to its relatively isolated position.

Although initially tricky, multiple resource consents have been secured for subdivision and an on-site wastewater treatment plant at Titanium Park. Furthermore, this design allows lot sizes and shapes to be altered up until titles are issued, providing rapid responses to market demands while meeting customer expectations.
